As a first time home seller, I went into the process skeptical of the role of a real estate agent and blind to what the entire process entailed. David patiently walked me through every step of the process. He used his expertise to help me maximize my return on the sale of our home. 

He coached me through the process of what repairs/improvements I should make to my home to maximize my ROI. He gave me firm estimates on what he thought I could get for the improvements that I made, and he read the market perfectly to maximize my sale price at the peak of what the market was allowing for my situation.

We had the pleasure of having David Ross as our realtor.  Being new to Texas and to owning homes, we were blessed to have his guidance.  The market itself is unique and even if you think you know something about home buying, the DFW area might still surprise you.  This is where David came in, striking the candle that led the way down this very uneven and winding path.

While David allowed us to form our own opinions, he did subtly guide our decision, presenting the honest pros and cons of each option, whether living in an urban, suburban, or country location.  He knew the areas well and could quickly inform us as to what a day in the life of a home owner in that location might look like.  

David did not profess knowledge that he didn't possess.  His honesty was refreshing.  However, coming from a family in the realty business and living in the area for many, many years ensured his ability to advise in almost every situation. His assiduous but never rushed demeanor was calming and always hit the mark.

Though David is not a building inspector, his firm knowledge of homes and extensive experience lent confidence to our decision.  The market conditions made 'inspections' prior to placing an offer impossible.  Clauses on the side of the seller kept the buyer from looking too deeply into the details of the house.  This concerned me greatly and while we were unable to 'officially inspect' the home we now live in, the keen eye of David as he walked the house elevated our confidence and curbed the occurrence of subsequent issues.

My greatest concern was regarding the foundation of the home.  In TX, where the soil shifts, the risk of finding foundation issues that had been covered up was ever present.  Without the option for a building inspector up-front, David while not professing more expertise than he had, walked the home, reviewed it top to bottom, and confidently claimed the building was almost assuredly without issue.  We have now been in the house nearly a year at this point and...there is no issue.  He was correct.

We were right to trust David in this important decision.  David himself puts his trust in God and with a line of confidence like that...what man need fear.

           It is difficult to overstate how effective and overall how amazing David Ross has been to our family as a realtor. When we were first coming out here to the Dallas area, Mr. Ross found houses for us to look at when we visited.

It is much more up-to-date than zillow or realtor and you receive email notifications when a new listing goes up.

Here are some of our frustrations with buying a house for the first time and the ways David overcame them:

We are a young couple with a tight budget and expensive taste. David always gave us his complete attention and made us feel like we were his only clients while giving us realistic expectations.

We were on a long time frame because our wedding was several months away so we didn’t need to be in a house yet. David never rushed us along the way.

We found a house we both loved but with the crazy market showings were closed the same day it was posted for sale. David still found a way for us to at least get in and see the house.

We knew there were several other offers and we might have to come up with a lot of cash on hand to win a bidding war. David set up a very good deal to make our offer the most attractive to the seller. We offered to pay the total amount of the appraisal but did not guarantee to add cash to make up any difference. So we could finance all of the purchase and wouldn’t need to use extra cash if the appraisal came in low.

The appraisal still came in under our offer and David worked another deal- the seller dropped their price saving us thousands!

Every step of the way David Ross used his years of experience to negotiate and persuade things to go exactly our way. We always knew what was going on as David kept us in constant communication. But most of all we really felt like David cared about what was best for us in this process. When my husband Michael and I decided to actively pursue looking for our future home months ago it became quickly apparent that we needed a realtor and not just any realtor but a seasoned realtor. A week before we were to close our credit union couldn't guarantee that they could close on time. Michael and I panicked that we might lose our dream home to the next bidder. We called several lenders asking if they could close in a weeks time, they all said no. David recommended a lender and they assured us that they could close in a week plus one day. David, tactfully worked with the Sellers to extend our closing date out so we could close. I use the word tactfully because, in the process David had re-negotiated on our behalf for the sellers to come down on the price. Somehow they accepted! With our additional request to close a later David got them to agree. David had renegotiated our price down by so much we were no longer the highest bidders and somehow we closed today! Through all the twists and turns (there are plenty I didn't mention) there were apparent miracles.
